How much will you keep after selling your house?

Start with your expected sale price, then subtract the dated mortgage payoff and selling expenses. The estimate is the cash a sale may release, before any separate tax consequences. Use a local seller net sheet to refine the allowances.

Every starting figure is an editable example, not a market quote. Tap an info button for an explanation.

01 / Your current home
Explain Expected sale price

Your working estimate of the price a buyer will pay. Example: $350,000. Try a lower price too. This is not an automated home valuation.

Explain Mortgage and other payoffs

The amount needed to pay off your mortgage and any other liens at closing. Example: $224,000. Ask for a dated payoff quote, which may differ from the balance in your mortgage app.

Explain Combined selling costs (%)

A single allowance for selling expenses such as negotiated brokerage compensation, title or closing charges, and applicable prorations. Example only: 6% of $350,000 is $21,000. This is not a standard fee. Use a local net sheet and leave repairs and seller credits in the next field.

Explain Repairs and seller credits

Repairs are money you expect to spend fixing the home. Seller credits are amounts you agree to contribute toward the buyer’s costs under the contract. Example: $2,000 in repairs plus a $3,000 buyer closing cost credit = $5,000 here. Do not also include these in combined selling costs.

Use a combined allowance for negotiated selling expenses, including any compensation, closing charges, and prorations. Avoid counting the same cost twice. Purchase closing allowance includes prepaids and escrow funding you expect at closing. Starting rates and percentages are examples.

Example: a home sale with a mortgage

Sale calculationIllustrative amount
Expected sale price$350,000
Mortgage and other payoffs− $224,000
Combined selling allowance: 6%− $21,000
Separate repairs and seller credits− $5,000
Estimated net proceeds$100,000

The combined allowance might cover negotiated brokerage compensation, closing charges, and applicable prorations. It is not a standard commission or local quote. Repairs and seller credits are separate here to prevent counting them twice.

Mortgage balance and payoff are different inputs

A mortgage account balance may not be the amount needed to satisfy the loan on the closing date. Ask for a dated payoff quote and include any other liens that must be paid. A change in closing date can change the figure. See how to build a proceeds estimate.

What if the buyer asks for a credit?

With every other term unchanged, a $3,000 seller credit reduces estimated proceeds by $3,000. Compare the full offer, including price, credits, repairs, and your costs if closing is delayed. Contract terms and allowable credits require local and lender review.

What this estimate excludes

This tool does not calculate capital gains taxes, special local tax rules, overlapping ownership costs, or a property valuation. If you already include repairs or credits in your selling allowance, remove them from that allowance before entering them separately.

What can those proceeds fund on your next home?

Compare them against the next down payment, purchase costs, moving, and retained reserves in the sell a house and buy another calculator. Funds must actually be available before they can support a dependent purchase.
