How to estimate your home sale net proceeds

Estimated net proceeds equal the sale price minus mortgage payoffs, selling costs, repairs, and other amounts charged to you at closing.

Use a payoff quote, not just a balance

Your mortgage account balance may differ from the amount required to pay off the loan on a particular date. Request a dated payoff quote through the appropriate professional. Include other liens or obligations that must be satisfied.

Make every selling cost visible

List the compensation agreed in your contracts, local closing charges, repair commitments, concessions, and any applicable prorations. Compensation is negotiable. The planner’s editable selling cost percentage is an illustrative combined allowance, not a standard rate or a quote.

Try a lower offer before you need one

Run a second scenario with a lower sale price and higher repairs. A difference in proceeds may change the down payment on your next home. Save both scenarios and discuss your minimum workable outcome with your agent.

Ask for a local seller net sheet

A local agent and closing professional can prepare a more specific estimate using your property, contracts, and jurisdiction. A net sheet is still an estimate until the transaction closes. Tax consequences are separate and require individualized tax advice.

A simple proceeds example

A $350,000 sale less a $224,000 payoff, $21,000 combined selling allowance, and $5,000 repairs or credits leaves $100,000. The allowance is illustrative and compensation is negotiable. Run your own seller proceeds estimate, then compare it with the next purchase in the sell and buy planner. Income taxes are not calculated.

Examples use illustrative assumptions and original arithmetic. Planning recommendations are editorial analysis. Local contracts, funding steps, charges, and loan requirements need transaction specific verification.
